AI Use Disclosure

Rocky is an AI-powered product. This disclosure explains, in plain terms, what Rocky uses AI for, what data we send to our AI provider, how that data is handled, and what you are responsible for. It supplements our Privacy Policy, Terms of Service, Disclaimer, and AI Limitations & Fairness Statement.

1. What Rocky uses AI for

Rocky uses generative AI (large language models) to:

• Analyze property and deal information you submit;
• Produce screening output (verdicts, suggested offer structures, due diligence questions, observations);
• Draft documents (LOIs, purchase proposals, seller outreach drafts, underwriter inputs);
• Match deals against your saved buy boxes;
• Identify patterns across your historical deals (such as repeated agents, recurring submarkets);
• Answer your follow-up questions about a deal in conversational form.

Rocky does not use AI to make decisions about individual people — tenants, applicants, borrowers, employees, or anyone else. Rocky is a property and deal screening tool, not a consumer or tenant screening tool. See our Acceptable Use Policy and our AI Limitations & Fairness Statement for details.

2. Who provides the AI

Rocky’s AI capabilities are powered by the Claude API operated by Anthropic, PBC. We do not operate, train, or fine-tune the underlying model. We send your inputs to Anthropic’s API and use the resulting outputs to produce Rocky’s response.

Other tools, including custom code and traditional (non-AI) software, sit around the AI model. The AI does not have direct access to your account database, your stored deals, or any system Rocky doesn’t explicitly hand it. We control what gets sent to the model on each request.

3. What data we send to the AI provider

On each Rocky conversation turn, we send to the Anthropic API:

• Your current message (including any document or image you attach);
• Relevant conversation history from your current session;
• Context about your account that the model needs to do its job — your tier, your buy boxes, summary information about recent deals in your pipeline (addresses, basic financials, verdicts), and your saved profile fields (name, company, outreach mode);
• Rocky’s system prompt, which is the same for every user.

We do not send your password, your payment information, or your full deal database. We do not send other users’ data.

You control what you paste into Rocky. If you do not want a piece of information processed by an AI provider, do not submit it. See our Privacy Policy and Acceptable Use Policy for a list of things you should not submit.

4. No training on your data

Under Anthropic’s Commercial Terms of Service, which govern API use, Anthropic does not train its models on customer content (inputs or outputs). Rocky AI LLC does not train any AI model on your data either. Your deal data is not used to improve the model, our product, or any other product.

5. Retention by the AI provider

Anthropic retains API content for a limited period for abuse monitoring and operational purposes, in accordance with Anthropic’s Commercial Terms and Privacy Policy, available at anthropic.com/legal. The retention period and operational details may change over time; Anthropic’s then-current terms govern.

6. Retention by us

Rocky stores your conversation history and deal pipeline in your account so you can come back to them. You can request deletion at any time. See the Privacy Policy for full retention details.

7. Human review

In the ordinary course of business, we do not read your individual deals or conversations. We may access account content where you submit a support request that requires it (and you have authorized us to look), where a serious abuse or security issue requires investigation, or where required by law. 8. Your responsibility
