- A real estate broker, agent, or brokerage firm;
- An attorney or law firm;
- A certified public accountant, tax preparer, or tax advisor;
- An appraiser or licensed property valuation professional;
- A lender, mortgage broker, loan officer, or mortgage originator;
- A home inspector, engineer, or environmental consultant;
- A title company, escrow agent, or settlement agent;
- An investment advisor or financial advisor (registered or otherwise); or
- A property manager.
Outputs Are Informational Only

You Must Independently Verify
Before relying on any Rocky output for any purpose, including before submitting an offer, signing a contract, committing capital, or making any business or legal decision, you must independently verify the underlying facts, figures, and assumptions, including but not limited to:

They require professional review and may require modification to comply with applicable law, local custom, lender requirements, and the specifics of any transaction before use. The documents Rocky generates include a visible footer disclaimer to this effect.
AI Limitations
Rocky is built on large language model technology. Its output may be inaccurate, incomplete, outdated, internally inconsistent, or fabricated (“hallucinated”). Rocky has no independent ability to verify property facts, ownership, zoning, financial information, market data, or any other matter you provide or ask about. Rocky’s output is only as good as the inputs you provide and the model’s limitations allow.
No Guarantees
Rocky AI LLC makes no guarantee, representation, or warranty that any deal will be profitable, that financing will be available, that any transaction will close, that any output is legally compliant in your jurisdiction, that any valuation is accurate, that any property will rent or sell at any particular price or in any particular timeframe, that any title will be marketable, that any zoning interpretation is correct, or that any transaction will succeed. This Disclaimer supplements and is incorporated into the Rocky Terms of Service. In the event of a conflict between this Disclaimer and the Terms of Service, the Terms of Service control.
